Boxed in a corner?

The Sunday Times Home section ran an article titled “Boxed in a corner” which told the story of a Bristol family who had sold and moved from a house and area that they were very happy with, into rented accommodation. They did this to become cash buyers to help them purchase their dream home as they had lost out on a purchase before because they hadn’t been in a position to proceed quickly enough. However, as it turns out they are now competing with London buyers which has pushed prices up and they are now not able to afford their dream home and would now struggle to afford their original home.
To help those in a similar position and buyers who are frustrated from being “pipped to the post” for the best properties, the article then went on to list “Ten ways to beat other buyers to it in a tough market”
The top three suggestions were:
1. Getting on line
2. Getting friendly with the agents
3. Employing a buying agent
As a Director of a Buying Agency covering the South of England I would support this approach, except I would put buying agent at the top of the list because a apart from lining up your finances we do the rest for you.
For example getting on line is O.K but you still need to be able to sort the wheat from the chaff by being able to complete due diligence on property details you are sent which is a skill in itself and also time consuming.
Getting friendly with agents is O.K but let’s not forget that they will never have any loyalty to you as a buyer. They are paid for and are there to represent the seller. So quite rightly that is where their loyalty lies.
