How much does it cost to benefit from the Elite Property Search service? Q. What kind of properties do you typically search, negotiate and acquire on behalf of your clients? A. We source prime country, waterside, equestrian, period, farm and rural £1m+ properties. We source prestige London properties at £3m+ Q. What search areas do you cover? A. We acquire prestige properties on behalf of our clients through out the U.K and London. Q. What makes you different from other buying agents/home search companies? A. We work specifically at the top end of the market primarily sourcing Country Houses above £2m+, prime residential above £1m+ and London Property above £3m+. A. No. Estate Agents act on behalf of the seller. We act exclusively for the buyer to find and secure the finest properties first at the lowest possible price. Q. Don't estate agents also do this? A. No. Estate agents are instructed and paid by the seller and they therefore act only in the interests of the seller procuring the optimum price for a property, our fees are paid for by our clients, the buyer and we negotiate to gain them the best possible price. We do not compete with estate agents and often work along side them as they regard us as a quality source of serious buyers. Q. Can you source properties that I cannot source myself? A. Yes. We have the ability to source and make direct contact with property vendors on behalf of our clients. Many country house sales occur without ever reaching the openmarket and over 70% of properties acquired for our clients are obtained “Off Market” which means they would never have found what they were without our assistance Q. Wouldn’t I save money by searching for a property myself? A. No. We work hard to ensure we know the true value of a property and we are often able to negotiate a saving on behalf of our clients that is in excess of our fee. Q. How do we source quiet or confidentially marketed properties? A. As a successful buying agent our reputation supersedes us with the leading country estate agents. Selling agents regard us as source of reliable and serious buyers and therefore provide us access to their “bottom draw” properties. This synergy ensures that our buyers here about the finest properties first and selling agents benefit from a straight forward sale. Q. How do you provide client confidentiality? A. We pride ourselves in our discretion and we ensure our private clients retain their anonymity. As many of our clients are high profile individuals who require that their dealings occur with the up most of privacy and we have strict guidelines in place to ensure that this is the case. A. We act exclusively for the buyer and our fees are only ever paid by them. To avoid any conflict of interest we do not sell property and never charge a fee to the seller in relation to the sale of a property. Q. How much does it cost to benefit from the Elite Property Search service? A. Our fees comprise of an initial retainer fee (£1,000 + VAT) plus 2% of the purchase price payable on exchange.
